Like many in our industry, we at Andrew Pearce Estate Agents watched the recent Panorama episode, The Undercover Estate Agent, with concern, disappointment, and a strong sense of responsibility.
The programme rightly shone a light on some of the unacceptable practices that still linger within parts of the property industry—misleading advice, hidden fees, pressure tactics, and in some cases, a complete disregard for the trust placed in agents by the public.
Let us be clear: this is not how we work.
At Andrew Pearce, we are proud to be an independent local agent, deeply rooted in the communities we serve. Our business is built on transparency, professionalism, and long-term relationships—not short-term wins. We don't see clients as “deals” or “targets”; we see people making important life decisions, and we treat them with the respect that deserves.
Here’s how we differ:
1. Honest, Transparent Advice
We believe in giving clients honest valuations and straightforward guidance—even if that means tough conversations. Overvaluing just to win an instruction helps no one. We win business because we’re trusted to get it right, not because we overpromise.
2. Clear Fees – No Hidden Surprises
Our fees are explained upfront, in writing, and with no jargon or last-minute add-ons. We encourage all our clients to compare and question what's included so they understand exactly what they’re paying for.
3. Accountability and Ethics
We’re proud members of The Property Ombudsman scheme and follow its Code of Practice. That means every client has recourse if something goes wrong (though we work hard to make sure it doesn’t). Our team is trained and committed to high standards.
4. No Pushy Sales Tactics
We don’t incentivise our staff to pressure clients into using services they don’t need. Mortgage advice, solicitors, and surveyors should be about what’s best for the client—not the agent’s bottom line.
A Call for Higher Standards
We’re glad this issue has been brought to public attention, because it’s only by calling out poor practice that we can raise standards across the board.
